The Centre and Delhi government have introduced a revised framework for transit-oriented development (TOD), allowing construction within a 500-metre influence zone of Metro, railway, and Regional Rapid Transit System (RRTS) corridors, which encompasses approximately 207 square kilometres. This initiative aims to promote high-density, mixed-use development linked to mass transit, enhancing affordable housing and urban mobility. Union Minister Manohar Lal emphasized that the updated regulations will simplify previous complex norms, encouraging private sector participation in the housing market. The new policy allows for development on smaller land parcels, reducing the minimum plot size from eight hectares to 2,000 square metres. The permissible floor-area ratio (FAR) has been increased to 400-500, with 65% allocated for residential purposes, facilitating the construction of affordable housing units capped at 100 square metres. Additionally, the policy introduces a streamlined approval process through a single-window mechanism, enhancing project efficiency and reducing bureaucratic hurdles. Overall, this revised TOD framework is expected to foster sustainable urban growth and improve living conditions for lower and middle-income groups in Delhi.
