Adani Properties, a subsidiary of the Adani Group, has announced a substantial investment of over ₹1 lakh crore (approximately $10 billion) for the redevelopment of Motilal Nagar, a 143-acre area in Goregaon (West), Mumbai. This initiative, which is the second largest urban renewal project in India after the Dharavi redevelopment, will unfold over a 10-year period. The project aims to address the aging infrastructure challenges faced by the area, which has been in need of redevelopment for nearly two decades. The Maharashtra Housing and Area Development Authority (MHADA) will oversee the project, which includes the rehabilitation of 3,702 residential occupants into new units averaging 1,600 sq ft each, as well as 328 commercial occupants receiving units of around 987 sq ft. Additionally, approximately 1,600 slum dwellers will benefit from rehabilitation under the Slum Rehabilitation Authority (SRA) provisions. The redevelopment plan envisions a mixed-use township that integrates residential, commercial, and social infrastructure, with significant emphasis on green spaces and community amenities. Infrastructure enhancements will also tackle long-standing issues such as waterlogging and will include the installation of multi-level parking, sewage treatment plants, and improved drainage systems.
