Construction costs for malls in India have risen by 13.9% over the past two years, influenced by upgraded facade designs and higher expenses in mechanical, electrical, and plumbing (MEP) systems. The luxury housing sector followed closely with a 12.8% increase, while mid-market residential projects saw an 11.9% rise. The affordable housing segment also faced an 11.1% increase, reflecting ongoing demand pressures. In contrast, commercial office spaces, hospitality, and grade-A warehousing experienced more moderate increases of 7%, 6.5%, and 5.8%, respectively. According to Savills India, these trends indicate a strategic shift in construction dynamics, with developers focusing on efficiency and sustainability to enhance long-term value. The Indian construction market, valued at $685 billion in 2025, is projected to expand to $1.2 trillion by 2034, primarily driven by infrastructure investments and urban development.
